Can a foreign buyer own a residence at YOO Aruba outright?+

Yes. Aruba places no restrictions on foreign ownership, so a buyer from the United States, Canada or Europe takes title to a YOO Aruba residence in their own name, or through a company, exactly as an Aruban resident would. The transfer of title is executed by an Aruban civil-law notary, who releases the purchase price to the developer only once the deed is conveyed free of mortgages and encumbrances.

Which taxes apply when I buy and own in Aruba?+

Two taxes matter at YOO Aruba. At closing the buyer pays Aruba's transfer tax of 3% on the first Afl. 250,000 of value and 6% above it, per the Departamento di Impuesto's tax plan in force since January 2023. Each year, non-resident owners pay land tax (grondbelasting) of 0.6% of the assessed value, the flat rate the 2018 amendment to the Landsverordening grondbelasting sets for owners who are not resident individuals. Aruba offers no buyer-side tax exemption on residential purchases; the figures above are the full picture, and your tax advisor confirms your personal position.

How does the optional rental program work?+

YOO Aruba's rental program is run by Mastermind Hospitality Group with staff trained through the SHL Schweizerische Hotelfachschule Luzern partnership. The developer's analysis models a 360-day hotel-style year at 61.6% blended occupancy, with 15% platform and 15% management fees, and projects a net operating income of 9-16% of the purchase price by unit type. For residences furnished with the Bespoke by YOO package and managed exclusively by the program, the operator also offers an HOA fee coverage guarantee for the first 24 months of operation. Participation is optional and there is no minimum rental requirement.

When will YOO Aruba be completed?+

The developer commits in its sale and construction agreement to complete YOO Aruba no later than the fourth quarter of 2027, with title transferred at the notary within 60 days of completion. Construction runs through architect-certified milestones, from foundation to topping out, with a buyer inspection before handover, and each stage is confirmed to buyers in writing with photo and video progress reports.

What sizes and layouts are available?+

YOO Aruba offers five layouts across its 26 residences, all measured as total area including balconies. Type 2 is a one-bedroom of 748 sq ft, Type 3 a two-bedroom of 811 sq ft, Type 1 a two-bedroom corner residence of 1,155 sq ft with sea views and two balconies, Type 4 a ground-floor duplex loft of 1,076 sq ft, and Type 1B a two-bedroom penthouse of 2,082 sq ft with a private pool and barbecue terrace on the sixth floor.

How far is YOO Aruba from the airport and the beaches?+

YOO Aruba is about 2.9 miles from Queen Beatrix International Airport, a ten-minute drive. Eagle Beach is six minutes away, downtown Oranjestad five, and the Palm Beach high-rise strip about twelve. The building sits in Ponton, a residential district of Oranjestad, so daily life happens between the capital and the beaches rather than inside a resort.

Is Aruba affected by hurricanes?+

Aruba lies at roughly 12 degrees north, outside the Atlantic hurricane belt, which is why the developer's rental analysis for YOO Aruba assumes uninterrupted twelve-month operation. The island averages under 20 inches of rain a year and holds a dry, sunny climate with steady trade winds, which is also what keeps its hotel occupancy the highest in the Caribbean.

What is included, and can I furnish the residence?+

A YOO Aruba residence is delivered finished, with a fully equipped kitchen, bathrooms, air conditioning and a one-year limited warranty on labor and materials, plus five years on structural elements. Furniture is not included in the purchase price. The optional Bespoke by YOO package, curated under the YOO design direction, furnishes the whole home from beds and sofas to Frette linen and kitchen essentials, and it is the furnishing standard the rental program requires.

What are the annual carrying costs?+

Homeowners association fees at YOO Aruba are charged per square foot of chargeable area, so the 748 sq ft one-bedroom carries a little over a third of the monthly fee of the 2,082 sq ft penthouse; your advisor sends the exact schedule by unit. On top of the HOA, budget for electricity and water, which the developer's rental analysis treats as a variable cost tied to occupancy, and for the annual land tax of 0.6% of assessed value that applies to non-resident owners.

Is the purchase priced in US dollars?+

Yes. Every YOO Aruba residence is priced and sold in US dollars, from $443,000 for a one-bedroom, and the rental program reports in USD. Aruba's own currency, the florin, has been fixed at Afl. 1.79 to the dollar since 1986, per the Centrale Bank van Aruba, so day-to-day costs on the island carry no exchange-rate surprises either.

Can I buy from abroad, and what documents are needed?+

Yes. Most YOO Aruba buyers reserve and close without travelling.
