The building is deliberately not on the beach: it is a boutique residential address of 26 homes with its own rooftop pool, priced in USD from $443,000, and this page explains what that trade buys, how the five layouts differ, and how the developer's rental analysis models the beach's high and low seasons.

How far is Eagle Beach from YOO Aruba, and what is the beach like?

Eagle Beach is 6 minutes by car from YOO Aruba, about 2 miles from the building's plots at Kukwisa in Ponton. It is a wide stretch of white sand, and it is the beach a YOO Aruba owner will use most for the simplest of reasons: of the two beaches this page measures from the site, it is the nearer. Palm Beach and its high-rise hotel strip lie further up the coast, 12 minutes from the building, and downtown Oranjestad is 5 minutes in the other direction, so Eagle Beach sits between the two places an owner otherwise goes. Queen Beatrix International Airport is 10 minutes away, about 2.9 miles.

Being near the beach rather than on it is the whole logic of the address. A beachfront building sells its frontage; YOO Aruba sells a home in a residential district from which the beach is a six-minute drive, the capital five and the airport ten. Residences are priced in US dollars from $443,000, the entry price on the developer's price list of 29 July 2026. That same list showed 13 of the 26 residences still unsold; which ones are open changes as units go under contract.

Why is YOO Aruba not on the beach, and what does that buy?

Twenty-six homes: that number is most of the answer. A boutique building of 26 residences can give every owner a share of a rooftop pool and sun deck with island views, a gym, a sauna and cold plunge, a yoga room, a private massage room, a lobby bar and a 24-hour concierge, because those seven wellness amenities are divided among 26 households rather than among hundreds of hotel rooms. The building rises five residential floors, a garden level with four above it; the six corner residences on levels 2 to 4 face the sea through two balconies apiece, and the two penthouses have their own private pool and barbecue terrace up on the sixth floor.

The other thing the trade buys is a neighbourhood. Ponton is a residential district of Oranjestad, so the street outside is one people live on rather than a hotel forecourt. An owner keeps the rooftop pool whether or not the residence ever enters the rental program, which is optional and carries no minimum rental requirement.

Which layouts are available, and how big are they?

Five layouts make up the 26 residences, every one measured as total area including balconies, exactly as the developer's price list quotes them. The one-bedroom Type 2, of which there are eight, is 748 sq ft. The two-bedroom Type 3, also eight, is 811 sq ft. Type 4 is a ground-floor duplex loft of 1,076 sq ft, and there are two. Type 1 is a two-bedroom corner residence of 1,155 sq ft with sea views and a pair of balconies, six in the building. Type 1B is the two-bedroom penthouse of 2,082 sq ft with a private pool, and there are two of those as well. The lowest price on the developer's price list of 29 July 2026 was a Type 2 one-bedroom at $443,000; which residences remain unsold changes over time, so ask the team for current availability.

None of the five is delivered with furniture: each residence arrives finished and vacant with a fully equipped kitchen, and the Bespoke by YOO package is an optional purchase, which is also the standard the rental program asks for. How do Eagle Beach's seasons show up in the rental program's numbers?

The optional rental program is run by Mastermind Hospitality Group, and the developer's short-term-rental analysis for YOO Aruba, dated 12 August 2026, models the year in two seasons. The high season is 150 days at 75% occupancy. The low season is 210 days at 52%. Together they make a 360-day hotel-style year at 61.6% blended occupancy, or 222 booked nights. The analysis deducts a 15% platform fee and a 15% management fee, then HOA and utilities, and projects a net operating income of 9-16% of the purchase price depending on unit type. That is a developer projection stated before Aruban income tax, land tax, insurance and the cost of furniture, and it is not a guarantee of any owner's result.

The demand behind those seasons is island-wide. Aruba recorded 1.29 million stayover visitors in the year-to-November count the developer's analysis reports, up 14.4% year on year, per Aruba Tourism Authority figures cited in that analysis, which also cites a Hope Research Group figure of 88% hotel occupancy and Aruba Tourism Authority data putting short-term rentals at 32.9% of visitor stays. The 9-16% range is worked per unit type inside the analysis; the range is the honest figure, and a single number for one layout would be a modelling output presented as a promise.

What does an owner actually hold: a beach condo or a home near the beach?

A home near the beach, with the deed in the owner's name. Aruba places no restrictions on foreign buyers, title is registered through an Aruban civil-law notary, and there is no residency requirement. The purchase is in US dollars, and Aruba's florin has been fixed at Afl. 1.79 to the dollar since 1986, so the beach-side costs of daily life do not drift against the price paid for the residence. Each home comes with a one-year limited warranty on labour and materials and a five-year structural warranty.

Delivery is committed for Q4 2027 in the developer's sale and construction agreement, as an estimate subject to force majeure. From then on, Eagle Beach is where an owner's days, or an owner's guests' days, are spent, and Ponton is where the nights are, which is the arrangement a boutique residential building six minutes from the sand is built for. For an owner who never rents, nothing changes: the program is optional, and the rooftop pool, the spa and the lobby bar stay theirs either way.
