Less than a generic cost-of-living index claims, and more of it is checkable. It does not record the price of a carton of milk, a monthly car-insurance premium or a restaurant dinner in Oranjestad, and a page that filled those in from memory would be worth less than one that leaves them blank.

So this guide is built the other way round. It starts from the items an owner at a 26-residence building in Ponton will definitely pay, states the basis of each, and ends with the list of figures a buyer should ask for before signing. Where a number is missing, the reason is that no sourced figure exists yet, not that the cost is small.

How is the HOA fee at YOO Aruba calculated?

The homeowners association fee is charged per square foot of chargeable area, per month. That makes it a ratio between the layouts rather than a single figure: the 748 sq ft one-bedroom (Type 2) carries proportionally less than the 811 sq ft two-bedroom (Type 3), the 1,076 sq ft duplex loft (Type 4), the 1,155 sq ft corner residence (Type 1) or the 2,082 sq ft penthouse (Type 1B). Two things sit beside the fee. First, the developer's rental analysis deducts HOA, with utilities, before it arrives at its projected 9-16% net operating income, so for an owner who joins the optional rental program the projected figure is stated after the fee has been deducted, not before it. Second, the program's operator, Mastermind Hospitality Group, offers an HOA fee coverage guarantee for 24 months from the date the residence and the building are ready for operation, on two conditions that must both hold: the residence is furnished with the Bespoke by YOO package, and it is managed exclusively by Mastermind for rentals. An owner who furnishes differently, or rents through anyone else, does not have that cover.

What is the annual land tax for a non-resident owner?

Aruba's land tax, grondbelasting, is charged each year on the property's assessed value, and for any owner who is not an Aruban-resident individual, which means non-resident individuals and all companies, the rate is 0.6% of the total assessed value. Resident individuals pay a progressive scale instead, from 0% on values up to Afl. 120,000, rising to 0.60% at Afl. 750,000 and above; a foreign buyer who later becomes resident moves onto that scale, so the flat 0.6% describes the non-resident position rather than a permanent one. The rates come from the 2018 amendment to the Landsverordening grondbelasting, in force from 2019, and assessed values are set for five-year periods.

This page does not multiply that rate by a purchase price. The tax is levied on an assessed value, not on what you paid, and the assessed value of a residence that is not yet built is not something this page can know. State the rate, keep the basis in mind, and let an Aruban tax advisor produce the annual figure once the assessment is issued. Aruba has no incentive regime for a residential buyer, so the rates above are the complete picture as far as property taxes go.

What about electricity, water and the other monthly bills?

The developer's rental analysis treats electricity and water as a variable cost that rises and falls with occupancy, and deducts them before its projected net operating income; that is the only sourced statement about utilities behind this site, and it tells you the shape of the cost, not its size. Every residence is delivered with air conditioning, a fully equipped kitchen and finished bathrooms, so the electricity line is real from the first month of ownership whether or not the home is rented.

What is not sourced: the tariff per unit of electricity or water, internet and mobile plans, the cost of a car and its insurance, fuel, groceries, dining and health cover. Ask the sales team whether an owner's estimate exists for the layout you are considering and, if it does, ask for it in writing with the assumptions stated, because a utilities figure without an occupancy assumption is not a figure. The florin peg helps here in one narrow way: whatever those bills are in florins, they are the same bills in dollars at 1.79, so nothing in the monthly budget moves with an exchange rate.

How much driving is daily life in Ponton?

Ponton is a residential district of Oranjestad, and the distances from YOO Aruba are short: about 1.3 miles to downtown, a 5-minute drive; about 2 miles and 6 minutes to Eagle Beach; about 2.9 miles and 10 minutes to Queen Beatrix International Airport; and about 2.7 miles in a straight line, or 12 minutes by road, to the Palm Beach high-rise strip. The distances are straight-line figures from the site's coordinates and the minutes are road estimates, so treat them as a scale rather than a timetable.

For the budget, the point is that the capital, the beaches and the airport all sit within a 12-minute drive, and that the cost of running a car, fuel and insurance included, is one of the figures this page does not have. A buyer who plans to spend part of the year on the island should price that line locally; one who places the residence in the rental program for most of the year may not need it at all.

Which one-off costs sit outside the monthly budget?

Three, and none of them is priced on this page. The transfer tax, overdrachtsbelasting, is paid by the buyer at the notary in two tiers, 3% on the part of the value up to and including Afl. 250,000, and 6% on the part above it, under the tax plan in force since January 2023; the notary's own fee is not in the sourced material. Furniture is the second: a YOO Aruba residence is delivered finished and vacant, with the kitchen fully equipped, and the Bespoke by YOO furniture package is optional and not included in the purchase price, so furnishing is a line of its own whether you buy the package or furnish independently. The third is insurance for the home and its contents, which the developer's 9-16% projection is stated before.
